A new home in the Cedar Rapids Metro or the Cedar Valley typically runs from the low $300s to the low $600s all in, land included. If you've typed how much does it cost to build a house into a search bar, that range is the real, local answer, not a national average with nothing to do with Iowa.

## **What a New Home Costs Right Now**

The most current national benchmark comes from the [2024 NAHB Cost of Construction Survey](https://eyeonhousing.org/2025/01/cost-of-constructing-a-home-in-2024/), which put average construction cost at $428,215 and average total sales price at $665,298. Both figures cover the entire U.S. market, so a Midwest buyer reading them is looking at a national blend, not an Iowa number.

A separate, more granular [NAHB analysis of Census Survey of Construction data](https://www.nahb.org/blog/2025/10/square-foot-prices) puts the median price at $166 per square foot for custom, contractor-built homes and $153 per square foot for spec-built homes, both figures from 2024 data. Audubon Heights in Waterloo starts at $400,000. Wild Horse Ridge in Cedar Falls starts at $521,954, the highest published starting price in the Cedar Valley.

Recent listings tell a fuller story, because they show both price and square footage together. [Boulder Ridge](https://www.skogmanhomes.com/find-your-home/iowa/cedar-rapids-metro/marion/boulder-ridge) in Marion recently listed a 2,460 square foot home at roughly $510,000. Bowman Meadows listed a 2,627 square foot home near $550,000. Hunters Ridge, also in Marion, listed a 2,659 square foot home near $589,000, the top of the metro's current published range.

Rosedale Estates in Cedar Rapids listed homes between $450,000 and $480,000 across 2,348 to 2,414 square feet. Lincolnshire in Waterloo listed homes from $385,000 to $397,309 across 1,351 to 1,514 square feet.

Calculated across those recent listings, Skogman's own homes run roughly $188 to $294 per square foot, wider at the small end. That is a total price per square foot. It includes the homesite, site work, and everything else, so it is not directly comparable to the NAHB's construction-cost-only figures above.
